St. Barnabas Wellness Care and Affordable Housing is a two-site mixed-used project in the Belmont neighborhood of the Bronx developed by L+M and Hornig Capital Partners in partnership with St. Barnabas Hospital. The 450,000 SF complex is designed address many of the challenges facing low-income residents in the Bronx by bringing critical health care services, affordable housing, job creation, outdoor fitness areas and healthy food options. The buildings include 314 units of affordable housing. 219 units will be affordable to low-income households at 57% of AMI and 95 units will be set aside for formerly homeless households through HPD’s Our Space and HFA’s MRT programs. A 57,000 SF medical space will be leased to St. Barnabas Hospital, a long established healthcare provider in the Bronx since 1866, and will include an ambulatory care center, primary care offices, and a wellness center. The retail is anticipated to be a daycare, pharmacy and healthy café, and the complex will also include photovoltaic solar panels and a rooftop farm. St. Barnabas Wellness Care and Affordable Housing is expected to be complete in late 2018.
