Salary Range: $80,000.00 to 96,000.00 annually

L+M Development Partners (LMDP), an established residential developer/builder, has an excellent opportunity for a Building Envelope Associate to assist Senior Director with managing/maintaining the Building Envelopes of our existing portfolio and overseeing all current and future new and preservation Building Envelope Programs.

The Building Envelope Associate will work closely with internal Departments including Development, Investment, Builders, Asset Management, Retail, and Property Management to provide Building Envelope expertise.   The projects will involve multi-family affordable and market rate buildings in New York and New Jersey.

Primary responsibility to assist Senior Director of Building Envelopes:

  • FISP related matters: Bidding/Award; Cycle Management; Repair Programs
  • Building Envelope Repair Programs: Scope Development; Management of Consultants and Contractors.
  • Assist Property Management to identify Building Envelope Issues:  Leaks; Unsafes & Violations; Conducting Initial Surveys; Management of Consultants.

Areas of Responsibilities & Job Requirements:

  • Building Envelope experience (masonry, over-cladding, roofing, fenestration, ornament) with broad residential and commercial knowledge.
  • Experience with NYC FISP Cycles and all FISP filing requirements.
  • Strong background in facade survey evaluations.
  • Strong fact-finding abilities and follows through to resolve issues.
  • Ability and willingness to make sound decisions and overcome obstacles as well as to escalate to supervisor when applicable.
  • Ability to work well on a team and independently.
  • Knowledge of construction, engineering, procurement, industry standards and other project-related activities, their interfaces, and interdependencies.
  • Strong oral and written communication skills.
  • Strong knowledge of safety compliance including federal, state, and local safety codes.
  • Determines the priority of assignments based on multiple critical deadlines that must be met.
  • Knowledge of local, city, and state building codes in New York and New Jersey, as well as ADA standards.
  • Ability to delegate work with proper instruction and authority to complete tasks.
  • MS Word, Excel, and Project are required.        Procore and BlueBeam are recommended.
  • Frequent travel to job sites/properties in Brooklyn and Queens required.

Education Requirements & Industry Experienced Required:

  • Bachelor’s degree is required
  • Degree in engineering, architecture, or construction management is preferred
  • 5 years’ experience with Building Envelope concentration (roof assemblies; masonry; EIFS; glazing; fenestration; curtain wall; rain screen assemblies)
