LMDP – Project Coordinator (New York Preservation)

L+M Development Partners (LMDP), an established residential developer/builders, is seeking a Project Coordinator to join the New York Preservation team, which is responsible for the acquisition, investment, ownership, rehabilitation, preservation, and management of existing affordable housing properties. Our projects are typically financed using tax exempt bonds, public subsidies including HUD Section 8 contracts, and low-income housing tax credits. The team has a focus on NYCHA PACT conversions with ongoing efforts to expand to working with national housing authorities.
Areas of Responsibilities & Job Requirements:
- Self-starter with proven ability to prioritize/execute in a fast-paced environment, solve problems, and manage multiple active projects and workstreams with simultaneous deadlines.
- Collaborate with Design Team, Property Management, Construction, and various contractors to troubleshoot and overcome obstacles to ensure project deadlines are met.
- Monitor project progress and make recommendations to adjust project plans as needed.
- Ensure project deliverables meet quality and compliance standards.
- Maintain project files and records, including project budgets, invoices, and change orders.
- Assist with managing the day-to-day execution of preservation projects. Able to grow into being the primary contact on certain project matters.
- Support design and construction decisions in close coordination with third-party consultants and participate in meetings and construction administration.
- Job will primarily take place on site representing the owner, while coordinating the design, construction and management teams. This will include scheduling and hosting inspections, due diligence, and meetings with residents, officials, and stakeholders.
Knowledge, Skills, and Abilities:
- Strong in Microsoft Office, specifically Excel, Word, and PowerPoint
- Strong organizational and project management skills
- Excellent communication and interpersonal abilities
- Background in Community Development and/or Construction
- Familiarity with NYCHA PACT development and management guidelines a plus
Educational Requirements:
- Preference for Bachelor’s Degree in Real Estate, Architecture, Construction or Urban Planning.
Years of Industry Experience Required:
- 2+ years of relevant work experience, specifically with multi-family assets, with preference given to affordable housing properties.
