In 2011, L+M and the Harlem Congregations for Community Improvement (HCCI) joint ventured in a 14-building re-syndication portfolio. An underutilized two-story community facility adjacent to two NYC Housing & Preservation Department–owned vacant lots was included in that transaction. In early 2014, L+M and HCCI continued the joint venture and closed on the construction financing on West 153rd Street Apartments, a low-income development in Central Harlem. The seven-story rental building includes 51 affordable residences, approximately 8,000 square feet of HCCI’s new corporate headquarters, approximately 10,000 square feet of second floor daycare facilities for residents of the building and Central Harlem, as well as 18 parking spaces. Construction commenced on West 153rd Street Apartments in late 2014 and was completed in 2016.
