1520 and 1530 Story Avenue is a mixed-use project developed by affiliates of Nelson Management Group and L+M Development Partners in the Soundview neighborhood of the Bronx. Located on the northern end of the existing Lafayette-Boynton residential complex, which contains four former Mitchell-Lama towers, the project efficiently reconfigured the existing parking infrastructure and landscaping to create two 240,000 SF buildings. 1520 & 1530 Story Avenue have 223 and 212 affordable units respectively, and a combined 15,000 SF of community facility space occupied by an early childhood education provider. Half of the units at the Story Avenue buildings are affordable to low-income households between 30% and 60% of AMI and the other half are affordable to moderate income households at 80% to 95% of AMI. Numerous improvements were made for the benefit of both new and existing residents, including a fitness center, children’s playground, outdoor fitness area, and central greenways with seating and walking paths for residents of all ages.
