The L+M team seeks out innovative ways to incorporate resiliency and efficiency measures into our projects, from the largest Passive House project in the country to NYC’s first net-zero community. We aim to identify best practices that reduce energy usage and operating costs while lessening our impact on the environment.

This Earth Day, we are spotlighting two community partners who are committed to helping us do just that with a boots-on-the-ground approach. We’ve teamed up with these organizations at our BronxPoint and Cooper Gardens properties to bring energy‑saving resources and programs directly to residents.

SolarOne

SolarOne is a not-for-profit organization that fosters sustainable practices and environmental equity across New York City through innovative programs and education. In 2025, SolarOne team members visited Bronx Point and Cooper Gardens to help residents enroll in a community solar program, which reduces their electric bill by 10 – 20 percent! After enrolling, the residents’ in-unit electrical usage will be supplied by a solar farm located in upstate New York.

Logical Buildings

Logical Buildings uses its award-winning climate technology to help owners and managers of apartment complexes and commercial spaces reduce their energy costs. At Bronx Point and Cooper Gardens, representatives from Logical Buildings helped residents enroll in the GridRewards™ program, a free app that that pays users to reduce electricity usage during peak demand. Users can earn cash rewards totaling up to 20 percent of their annual bill by turning off ACs, lights, and delaying appliance use during peak demand periods.

These partnerships reflect L+M’s ongoing commitment to energy efficiency, sustainability, and resident engagement, combining innovative technology with trusted community outreach to create meaningful, everyday impact.

Bletsas Plumbing and Glo Electric, two contractors working on Alafia, were recognized at the Best of Building Skills NY 2025 Event for their dedication and commitment to local hiring.  

Bletsas Plumbing was recognized with the “Employer of the Year” award. In 2025, they employed almost 40 local workers on their projects, including on Alafia Phase 1. Bletsas Plumbing was instrumental in conducting plumbing and mechanical work at Alafia, which included geothermal mechanical work and wastewater recovery system installationTwo of the buildings within Alafia are the first to have heat recovery systems installed in multidwelling units in NYC. 

Tikim Brady Bell, a recent hire of Glo Electric and now working on Alafia Phase 2, was one of three recipients of the Glenn Hilzen Building Award. Since enrolling in BSNY programs, Tikim has successfully developed his skill set, expanded his professional network, and secured steady employment in construction. His recognition is well deserved. 

Building Skills NY is a non-profit organization that helps New Yorkers enter the construction industry. The organization connects workers in underserved communities with advanced skills training, equips them with the tools they need to build thriving careers, and helps them enter and advance their careers within the construction industry.  

Brooklyn’s Penn-Wortman Houses celebrated the return of Family Day after a seven-year hiatus. Hosted by the Penn-Wortman Resident Association in collaboration with L+M’s property management subsidiary, C+C Apartment Management, the event brought neighbors together for an afternoon of food, fun, and community recognition.

The gathering welcomed notable guests, including a representative from State Senator Roxanne J. Persaud’s office and New York City Council Member Chris Banks. During the program, Council Member Banks presented the Resident Association board with a $7,000 check to support future community initiatives. Certificates of appreciation were also presented to NYPD Community Affairs officers and staff for their continued support of Penn-Wortman residents.

L+M extends its gratitude to the Penn-Wortman leaders and property management team for their commitment to bringing back the Family Day tradition and strengthening community connections. 

Penn-Wortman is part of L+M’s Stanley Avenue Preservation portfolio, which also includes neighboring Linden Houses. Both properties are being preserved through NYCHA’s Permanent Affordability Commitment Together (PACT) program. 

The L+M team attended and supported the recent swearing-in ceremony for the newly elected Edenwald Resident Association.

Council Member Kevin Riley officially swore in the group, which will work to represent the residents of the 2,035-unit property and make sure their voices are heard.

Edenwald Houses, the largest public housing development in the Bronx, is currently undergoing an extensive $783 million renovation as part of the Permanent Affordability Commitment Together (PACT) program.

The Edenwald PACT Partners, which includes Camber Property Group, Henge Development, SAA EVI, and L+M construction team, is completing the work, and L+M’s property management company is managing the property.

The renovation includes comprehensive upgrades in every apartment to the bathrooms and kitchens. There will also be new windows, new flooring, paint, and free broadband internet. Additionally, safety and security features will be enhanced, and social services will be expanded.

We wish everyone a cheerful holiday season and a prosperous new year!

L+M team members distributed or boxed approximately 2,000 turkeys and dinners for families in New York City and New Jersey for Thanksgiving, reflecting our firm dedication to our communities.

Of the overall total, more than 40 L+M volunteers helped box over 1,000 Thanksgiving meals, including a turkey, sides, and beverages, for FeedingNYC, which will deliver them to families across New York City.

Then various L+M departments coordinated events across our portfolio in NYC to distribute over 800 turkeys or dinners to residents and members of the community. Additionally, L+M partnered with The Cipher Foundation once again to distribute 150 Thanksgiving meals, which included a turkey, apple pie, stuffing, cranberry sauce, potatoes, and candied yams, to residents at our Zion Towers property in Newark.

Seniors at the Edenwald Houses in the Bronx participated in their first “Paint + Sip” led by artist Kondi Nikabou, who also works at the property as a security guard under L+M’s property management arm, C+C Apartment Management.⁣

Kondi recently completed a painting of the Edenwald Houses, and residents and staff at the development loved it so much they asked him to teach a class for seniors at the development as a Valentine’s Day activity.

For the Valentine’s Day event, Kondi guided the senior residents to paint a picture that displayed a row of trees, blue skies, and two heart balloons floating in the air, while they enjoyed mocktails and snacks. Once completed, residents showed off their paintings with pride.

Mr.-Jones

L+M recently formalized our company values, and we asked our staff to share some of their stories that they feel exemplify our company values. This submission came from Fatima Amate-Perez on our Leasing and Marketing team, and we think it’s a stellar example of our key values: Relationships.

“We often request referrals from our connections in HPD/DHS for units specifically set aside to assist in sheltering those who may not have a home. DHS referred Mr. Jones [not his real name] to HPD, who in return referred Mr. Jones to me. Because I am very familiar with homeless applicants and know they often need assistance with obtaining documents as well as an extra encouraging push to help them to meet deadlines, I contacted Mr. Jones myself. Due to Covid and him being elderly and having very little computer knowledge, I spent a lot of time on the phone with him, teaching him how to use a scanner app and checking in with him on a daily basis to remind him we would make this work for him.

The process of getting someone out of a shelter and into a set aside unit can be very tedious and sometimes can last months before approval, making it easy for these applicants to lose hope. Mr. Jones told me many stories about how difficult shelter life was and how he was getting too old to continue mentally dealing with those hardships. Although I am only doing my job as a leasing coordinator, it makes me happy to see how someone can appreciate my work and the effect it has on their lives.

My relationship with HPD helped me create a relationship with Mr. Jones, and we all had one goal in common: getting someone who deserves it a place to call home.”
