Joshua Elkin is a Project Executive with L+M Builders Group. With over 20 years of construction experience, Joshua has led several new residential and mixed-use projects to ensure that each project meets L+M’s standards of excellence.
Since joining L+M in 2007, Joshua has successfully managed the construction of over a dozen new construction projects, comprising 1.7 million square feet and 1,200 apartments. Prior to joining L+M, Joshua worked for Turner Construction Company on several large-scale commercial projects. Joshua holds a BS in Civil Engineering from Cornell University.
Gingi leads L+M Development Partners’ philanthropic and community investment initiatives that support residents and communities surrounding L+M’s affordable properties in New York and New Jersey. As the Director of Community Investment, Gingi manages and evaluates a grant portfolio over $4 million that focuses on workforce development, education and youth development, health and well-being and social justice.
Prior to joining L+M, Gingi was a Senior Manager of Research Science and Deputy Lead in the Public Health Division at ICF, a management consulting firm. Gingi has over 15 years of experience working with community-based organizations and implementing research and evaluation projects. She has evaluated and implemented programs and training activities related to a variety of public health areas, including continuity of care, substance use and misuse, adolescent health, suicide prevention, and HIV/AIDS. Much of her work has focused on underserved populations, including populations of color, adolescents, seniors, and veterans. Gingi has an MPH in Behavioral Science and Health Education from Emory University, and a BA in Sociology from Brown University.
Krystal Peartree-McLean is the Director of Workforce and Contactor Diversity (WCD) at L+M Development Partners. She brings more than 10 years of experience to the position and leads the organization’s contractor diversity and workforce efforts. Krystal has shaped L+M’s M/WBE and Workforce program and designed it to provide internal and external compliance training for staff and subcontractors and enforce compliance requirements for all publicly funded projects. She has also focused on increasing contracting opportunities for M/WBEs and creating innovative and program data-driven M/WBE and workforce initiatives.
Prior to joining L+M in 2017, Krystal worked for nonprofits, including Enterprise Community Partners and The NYC Business Solutions Center, and as a public servant overseeing and managing M/WBE programs and compliance for commuter railways and water utility at the NYS MTA-Department of Diversity and Civil Rights and the NYC Department of Environmental Protection. Krystal has a Bachelor of Communications from Penn State University and a Master’s in Urban Planning from the Pratt Institute. She has continued her education and training in the real estate and development industry through Project REAP and is a graduate of the New York Spring 2019 cohort. Krystal is currently pursuing certification as a Certified Compliance Officer through the American Contract Compliance Association (ACCA).
Sal Perfetto is a Project Executive with L+M Builders Group. With over 15 years of construction experience, Sal currently oversees L+M Builders Group’s Procurement Department, which he helped start in 2016. Since joining L+M in 2008, Sal has successfully managed the construction of residential, commercial, and capital expenditure projects to ensure that each project meets L+M’s standards of excellence. Prior to joining L+M, Sal worked at Turner Construction in their preconstruction and purchasing departments, as well as on the 229 West 43rd Street project. He holds a BS and MS in Civil Engineering from Manhattan College.
Ayanna Oliver-Taylor is a Managing Director at L+M Development Partners and oversees all aspects of the company’s New York preservation portfolio. Since joining L+M in 2016, Ayanna has developed and preserved approximately 3,000 housing units representing nearly $1 billion in total capitalization. Recently, she led the teams that successfully executed two large scale public-private partnerships with the New York City Housing Authority (NYCHA) to recapitalize, rehabilitate and preserve 2,600 units of public housing. Ayanna’s expertise includes multilayered financing, design, structuring complex public-private partnerships, and building relationships with residents and agency representatives, making her instrumental to the overwhelming success of these projects. She was involved in L+M’s pandemic response, which supported the delivery of over 500,000 meals, provided large scale resident protections, secured a COVID-19 vaccination center for L+M’s Baychester development, and helped develop a portfolio-wide broadband access strategy to promote digital equity in New York City.
Prior to joining L+M, Ayanna spent two years as a Senior Project Manager at the New York City Housing Development Corporation (HDC), where she financed over 2,200 units of multifamily housing utilizing a range of financing tools that leveraged both public and private resources to support the Mayor’s housing production goals.
Alban leads the Technology and Business Applications teams responsible for the IT infrastructure, strategy, information security and end-user support across 70+ construction and property management offices. Since joining L+M in 2005, Alban’s focus has been on ensuring reliability and performance of the core company-wide platforms while staying ahead of rapidly evolving trends in the industry and the regulatory environment.
Prior to joining L+M, Alban held positions in various NYC consulting firms and managed service providers, closely working with clients such as General Electric’s intellectual property division, Long Island Rail Road, a nuclear power consortium, NYC government, elected officials, law enforcement and numerous accounting and law firms.
Alban holds a BA in Public Administration and a Master of Science degree in Information Management and Security from NYU’s Tandon School of Engineering (formerly Polytechnic University.)
Pat Leach is a Vice President and Project Executive with L+M Builders Group. With almost 25 years of construction experience, Pat has led several new construction and preservation projects to ensure that each project meets L+M’s standards of excellence. Since joining L+M in 2009, Pat has successfully managed the construction of almost 20 projects, including more than 2,500 new construction units, rehabilitating over 2,000 preservation units, and numerous retail fit-outs. He is also experienced in managing third-party builders within the affordable market. Prior to joining L+M, Pat worked with Robert F. Hyland & Sons, Christa, and Turner Construction, and some of his notable projects include Rochester Institute of Technology Field House, Mayfair Lofts, Caribbean Condominiums, and the Lincoln Center additions and alterations project. He holds a BA/BS in Business Communications and Political Science from SUNY Brockport with a year of study abroad at Brunel University in London, England.
Juliette Marshall is the Senior Vice President of Human Resources for L+M Development Partners and its affiliated companies. She leads the team responsible for recruitment, onboarding, employee relations, performance management, training and development, and career management. Since joining L+M in June 2017, Juliette has provided HR leadership during a period of rapid growth and has launched programs and initiatives aimed at developing future leaders and building a high-performance workforce.
Juliette has more than 20 years’ experience in human resource management. Prior to joining L+M, she held various HR positions at companies such as PwC, MasterCard, and Pitney Bowes and non-profits such as The Jewish Board. Juliette holds a B.A. in Sociology and Psychology from Fordham University and an M.S. in Organizational Development and Human Resource Management from Manhattanville College. She also maintains both the HRCI Senior Professional in Human Resources and the SHRM Senior Certified Professional certifications.
Stephen Bonasera is the Senior Vice President of Preconstruction and leads the team responsible for guiding projects from feasibility to construction. Since joining L+M in 2008, Stephen has built the Preconstruction team and has collaborated on more than 60 residential and mixed-use development projects. Under his leadership, the team has developed expertise in sustainable and resilient developments including passive housing standards. Prior to joining L+M, Stephen managed commercial, residential and institutional projects in the NY Metro area for Triton Construction and consulted with clients on project costs, design and feasibility. Stephen graduated with a BS in structural engineering and environmental engineering from the University of Maryland, A. James Clark College of Engineering.
Mentor Haxhija has over eighteen years of construction management experience working on a variety of residential and mixed-use projects, including overseeing construction for L+M at the Essex Crossing development. He is responsible for managing teams across multiple projects to ensure projects are delivered timely, safely and on budget. Mentor also plays a role in developing and implementing L+M Builders overall strategy. In his time at L+M, he has overseen the construction of over 1,800 residential units. Prior to joining L+M, Mentor worked for Turner Construction Company in the preconstruction department on several large-scale commercial, educational, and healthcare projects. Mentor holds a BS in civil engineering from Manhattan College and an MBA from Temple University’s Fox School of Business.
