Nikki Wernick is the President of Property Management, directing L+M’s subsidiary C+C Apartment Management and responsible for overall operations and resident experience across its properties. She has held a variety of positions within the company where she has helped establish C+C as an industry leader. Nikki joined C+C in 2014 as Director of Residential Leasing, overseeing the leasing and marketing for C+C Apartment Management’s new developments, acquisitions, existing developments and lotteries, as well as lotteries and management for several 3rd party developers. In her previous position as Executive Vice President of Property Management, she oversaw multiple departments critical to C+C’s operations in the business including Yardi, compliance, and the transition/start up departments.

As a native New Yorker, Nikki is well versed in NYC real estate and began her career as a real estate agent specializing in rentals in Manhattan. She quickly made her mark with her unique blend of NYC savvy and knack for developing relationships with landlords. After moving on to one of Manhattan’s largest brokerages she furthered her reputation as a rental agent and expanded into sales. She was then quickly entrusted with the management of two of their premier offices. Prior to joining C+C, Nikki was the Director of Leasing and Marketing at Peter Cooper Village/Stuyvesant Town, the largest rental property in the US, where she spent nine years. She exponentially increased revenue while bringing vacancy to a record low of less than 3% during her tenure. Nikki has appeared on Open House NYC on NBC, has been featured in AM New York as Residential Broker of the Week and is a member of the Real Estate Board of New York.

Juliette Marshall is the Senior Vice President of Human Resources for L+M Development Partners and its affiliated companies.  She leads the team responsible for recruitment, onboarding, employee relations, performance management, training and development, and career management. Since joining L+M in June 2017, Juliette has provided HR leadership during a period of rapid growth and has launched programs and initiatives aimed at developing future leaders and building a high-performance workforce.

Juliette has more than 20 years’ experience in human resource management.  Prior to joining L+M, she held various HR positions at companies such as PwC, MasterCard, and Pitney Bowes and non-profits such as The Jewish Board. Juliette holds a B.A. in Sociology and Psychology from Fordham University and an M.S. in Organizational Development and Human Resource Management from Manhattanville College. She also maintains both the HRCI Senior Professional in Human Resources and the SHRM Senior Certified Professional certifications.

Stephen Bonasera serves as a Partner and Senior Vice President of Preconstruction at L+M Development Partners, where he leads a dedicated team that oversees projects from initial feasibility through to construction. He brings strong design risk assessment and cost management skills to the team and his leadership fosters a collaborative environment, ensuring that each project’s planning incorporates all facets of its intended use.

Since joining L+M in 2008, Stephen has played a pivotal role in the successful execution of over 80 residential and mixed-use development projects. He has assembled a specialized team focused on predevelopment and preconstruction planning, which has cultivated expertise in innovative, sustainable, and resilient development practices, including adherence to passive housing standards.

Before his tenure at L+M, Stephen managed commercial, residential, and institutional projects in the New York Metro area while working with Triton Construction. In this role, he provided clients with insights on project costs and design feasibility.

Stephen holds a Bachelor of Science degree in structural engineering and environmental engineering from the University of Maryland’s A. James Clark College of Engineering.

Mentor Haxhija has over 23 years of construction management experience working on a variety of residential and mixed-use projects. As a Partner and Senior Vice President of Construction, he has senior management responsibility across multiple projects, supporting project teams to ensure projects are delivered timely, safely, and on budget. Mentor collaborates with the SVP of Preconstruction during the predevelopment phase of projects, with a focus on negotiating construction terms with various partners. Mentor also play a role in developing and implementing LMDP strategy. Prior to joining L+M, Mentor worked for Turner Construction Company in the preconstruction department on several large-scale commercial, educational, and healthcare projects. Mentor holds a BS in civil engineering from Manhattan College and an MBA from Temple University’s Fox School of Business.

With more than 25 years of experience in the industry, Amy Cordone brings an in-depth understanding of business operations within real estate. Amy joined L+M in 2014 and was responsible for managing the operations of the construction business line — driving process improvements and operational efficiencies, promoting the use of technology, and strengthening collaboration within the business line. She then moved to a corporate role as Senior Vice President of Operations and Strategy, where she focused on executing corporate strategic initiatives relating to data, people, and culture, to facilitate the company’s growth strategies and drive alignment across the company. As COO, she continues this work internally and is directly responsible for the Community Investment, Communications + Marketing, Government and Community Relations, Corporate Operations, and Workforce and Contractor Diversity teams.

Prior to joining L+M, Amy worked with Tishman Construction (AECOM) and led corporate initiatives and change management for the construction services business. She is the recipient of the “Top 20 Under 40” for Metro New York from Engineering News-Record and “Member of the Year” for the Boston Chapter of the Society of Marketing Professional Services (SMPS). Amy holds a BBA from the University of Michigan’s Ross School of Business, a certificate in international business from the Rotterdam School of Management at Erasmus University, and an EMBA from Temple University’s Fox School of Business. Amy is a member of CHIEF, a private network for senior women leaders focused on advancing women’s leadership.

Carrie is the Chief Investment Officer, responsible for the capital investment strategy and managing exposure and risk. She is also a Partner in the L+M Workforce Housing Fund, which seeks to make equity investments in workforce, affordable, and mixed-income multifamily assets located in the NYC metro area. Carrie joined L+M Development Partners in 2016. Prior to joining L+M, Carrie was a Managing Director at Goldman Sachs and the Chief Operating Officer of the Urban Investment Group, where she was also responsible for the oversight of the GS Social Impact Fund. During Carrie’s time with the Urban Investment Group, approximately $4 billion was committed to underserved neighborhoods, focusing on real estate investments, social impact bonds, and financing for small businesses. Earlier in her career at Goldman Sachs, Carrie was a Vice President in the Investment Banking Division. Prior to joining Goldman Sachs in 2000, Carrie worked in the Investment Banking Division of Banc of America Securities. Carrie serves as Treasurer of the Board of Directors of Family and Children’s Services of Monmouth County, a social services agency, and is on the Board of Trustees of the Rumson Country Day School. Carrie earned a Bachelor of Science and Engineering from the University of Pennsylvania.

Spencer Orkus is a Partner and the President of Development at L+M Development Partners and has been with the company since 2007. He has developed over 8,000 affordable new construction and preservation units within various mixed-use projects, compiling over $4.5 billion in financing resources. 

Spencer leads L+M’s efforts to provide housing that is healthy, energy-efficient, and resilient to climate change. He is passionate about the intersection of housing, healthcare and food access, partnering with various healthcare providers, food-oriented social justice enterprises, and other non-profits.  He has led L+M’s venture into the new era of sustainable construction, having completed our first passive house project with geothermal heating/cooling and many more in the pipeline. 

Prior to joining L+M, Spencer worked as a licensed structural engineer for DeSimone Consulting Engineers, designing high-rise residential buildings and other structures.  He has a BA and MA in Architectural Engineering from Penn State University and an MA in Real Estate from New York University’s Schack Institute of Real Estate. He is chair of the NYSAFAH policy committee. 

Adam Hellegers is responsible for the supervision of the legal staff and is Corporate Secretary to L+M. Adam joined L+M in 2010, and he has previously held roles at L+M as Co-Director of Preservation Development, as well as several legal positions.

Prior to his L+M tenure, Adam worked within the real estate department at Fried, Frank, Harris, Shriver & Jacobson LLP, the New York City Housing Development Corporation (HDC), was an attorney at Michael, Levitt & Rubenstein LLC (captive firm of Related Companies), and began his career working with the New York City Parks Department and for Philadelphia City Councilwoman-at-large Happy Fernandez.

Adam holds a BA magna cum laude from the University of Pennsylvania and a JD cum laude from Northwestern University School of Law, where he received an academic award for urban and federal housing policy research. Adam participated in Coro Leadership NY XVII, is a NYC-Westchester Habitat for Humanity board member, Board of Trustees of Westchester Reform Temple executive committee member and Secretary, NYU Furman Center for Real Estate and Urban Policy Advisory Board Member, and a former Chair and current board member of the Osborne Association. Adam is a former Chair of the New York City Bar Association’s Housing and Urban Development Committee.

Ron Moelis is a Partner and the co-founder of L+M Development Partners and its affiliated companies. He is a founding member of the New York State Association for Affordable Housing and the co-chairperson of Building Skills NY.

Ron serves on the Board of Trustees of the Tenement Museum and the Board of Trustees for Montefiore Health Systems. He is also on the National Advisory Board at the Netter Center for Community Partnerships at the University of Pennsylvania, and the Advisory Board at the Furman Center at New York University.

A graduate of the University of Pennsylvania, he holds both a B.A. in history and a B.S. in economics from the Wharton School and a J.D. from New York University.  He was named Entrepreneur of the Year for Real Estate in 2012 by Ernst and Young for his many years of innovation and creativity in real estate finance and development.

Gerald Miceli is a seasoned construction veteran with over 38 years of experience in both commercial and residential construction markets. Prior to L&M, he worked with The Turner Construction Company for 18 years in various positions including Project Executive. He joined LMBG in January 2006 and in March of 2014 was promoted to President of Construction, Partner, and has held this position since. During the last 20 years with LMBG, he has helped transform and elevate LMBG into the top residential developer and builder in the New York City Metro area in several markets including market rate residential, rental and ownership, affordable residential, mixed-use facilities and preservation/rehabilitation projects. As President of L+M Builders Group, Gerald has overall accountability of the Construction Group while always supporting the mission and vision of L+M Developing Partners. He is responsible for executive oversight and working collaboratively with business lines to ensure smooth collaboration while ensuring deadlines, commitments, and our mission are met. He helps establish and maintain relationships with clients, partners, subcontractors/vendors, and community leaders. Gerald holds a BS in civil engineering from Manhattan College. He is active with several local charity organizations within his community. He resides in West Harrison, NY with his wife and two children.
