Salary Range: $165,000.00 to $186,000.00 Annually

L+M Development Partners (LMDP), an established residential developer/builder, has an excellent opportunity for a Director of Project Accounting. The successful candidate will be expected to be both a supervisor as well as be hands-on in accounting. The Director will have excellent analytical and supervisory skills and will have an in-depth knowledge of the Project Accounting role as well as have strong general accounting skills. Additionally, the Director will provide support and insight to the Development and Construction teams. This position will be a direct report to the Vice President of Accounting.

Areas of Responsibilities of management and general accounting:

  • Period end and interim reporting
  • General ledger review and reconciliation
  • Various special reporting and ad hoc projects
  • Supervise and provide guidance and support to the Project Accounting team
  • Suggest improvements to and provide support for accounting procedures
  • Add value to Development and Construction teams

Areas of Responsibilities and expected in-depth and general knowledge related to Project Accounting role:

  • General understanding of:
    • Commitments; contracts both with sub-contractors and other vendors.
    • AIA billings
    • Bank loan and equity draws
  • Ability to interact with construction and development Project Managers, in-house insurance group, and vendors to answer questions and resolve any discrepancies and / or issues.

Job Requirements:

  • Sage Intacct, Timberscan, and Sage 300/Timberline experience preferred.
  • High level of attention to detail and accuracy.
  • Good communication and interpersonal skills.
  • Excellent problem solving / judgment skills.
  • Strong organizational skills and the ability to work under pressure.
  • Ability to handle and prioritize multiple tasks and meet all deadlines.
  • Proficiency in all MS Office programs including Excel
  • Construction experience preferred.
  • Familiarity with LIHTC, HUD, and NMTC

Education and Professional Requirements:

  • Bachelor’s or Master’s Degree in Business Administration/Accounting.
  • CPA preferred

Years of Industry Experience Required:

  • Minimum 10 years related experience.
  • Public Accounting experience desirable

Areas of Responsibilities:

  • Contracts: Acquire and review all development contracts and construction subcontracts, including all supporting information.
  • Contracts: Enter and / or review contract detail in Sage 300 / Timberline and / or Procore.
  • Contracts: Monitor commitments and review with Project Managers.
  • Billing: Interact with Project Managers to acquire information to generate all monthly construction billings to developers.
  • Billing: Enter data, print, and review monthly AIA billings.
  • A/P: Data entry, review, and payment of subcontractor requisitions and other construction and development invoices using
  • Timberscan and Sage 300 / Timberline for major ground-up construction and preservation projects.
  • A/P: Code invoices for vendor ID, job number, commitment, et. al. and match invoices to each contract or subcontract and attach related supporting documentation.
  • A/P: Review insurance certificates to ensure contract compliance.
  • Bank loan draws: Prepare monthly loan draw packages for bank.
  • Accounting: Reconcile vendor records with ours, including loan balances.
  • Accounting: Post entries as well as perform various ad hoc projects.

The Junior Fund Accountant will support investment vehicles managed by LMDP and its affiliates, including L+M Fund Management (“LMFM”), and will be responsible for the financial accounting and investment reporting for a selection of investments and affiliated entities.  Responsibilities will include recording of accounting activities, processing of vendor payments and capital transactions, ensuring accuracy and timeliness of all data provided to stakeholders, and working efficiently and effectively within tight deadlines to provide best-in-class client service.

Areas of Responsibility & Job Requirements:

  • Oversee preparation of and review of financial statements, capital account statements, and all related supporting schedules for a selection of accounts including all investment types, consolidations, and complex structures
  • Ensure accuracy, consistency, and timeliness of all financial reporting, including the review and consolidation of property-level financial statements
  • Support fund management and cash management working with internal management on capital calls and distributions at the fund level and at the parent company
  • Analyze and reconcile all key accounts, and investigate significant variances from expected amounts
  • Prepare cash projections and assist with preparation of annual projections and budgeting
  • Assist auditors with annual audit and tax processes
  • Prepare materials to report financials to key stakeholder of each fund and the parent company, and provide accurate, timely and professional service to internal and external clients (investors)
  • Evaluate and analyze deal documents and historical data to create all requisite entities, commitments, historical capital entries, and waterfall & fee calculators
  • Assist in creating and maintaining systemwide accounting rule sets, transaction types, account types and other attributes needed to utilize the Yardi system effectively
  • Assist in creating and maintaining standard operating procedures and process flows for the team
  • Record and monitor accounting activities, including, but not limited to, A/P, A/R, revenues, vendor payments and adjusting entries
  • Process vendor payments and interface with internal business teams to accurately charge and code invoices to proper General Ledger accounts

Additional Job Skills & Abilities

  • Proficiency with investment accounting, including processes, controls, and systems
  • Ability to use Yardi Investment Accounting and Investment Manager software systems
  • Experience with partnership accounting and partnership agreements as well as waterfall calculations preferred
  • Professional individual with ability to perform independently as well as part of a team
  • Must have excellent communication skills, both written and verbal as well as management and organizational skills
