Areas of Responsibilities & Job Requirements:

  • Plan and coordinate the work.
  • Direct engineering activities in preparation of project proposals, including estimates for engineering staffing, quantities, scope reviews, and schedules.
  • Direct preparation of quantity listings of field purchased material and equipment.
  • Supervise preparation of construction drawings and schedules.
  • Ensure preparation of “as built” drawings and other job plans.
  • Prepare meeting minutes and agendas.
  • Assist with interpreting design drawings and monitoring equipment installation, planning for delivery of construction materials and equipment.
  • Review specifications, purchase orders, subcontracts, inspection reports, delivery schedules, instruction manuals and technical data to assist and advise onsite.
  • Create scope sheets and level bids.  Assist Project Manager in negotiating and awarding subcontracts.
  • Coordinate with the Project Manager on activities affecting the contract administration operation.
  • Determine the priority of assignments based on critical deadlines.
  • Resolve field initiated questions and consults with the design team, subcontractors and vendors to resolve questions.
  • Assist with the financial closeout of a project.
  • Assist with organizing, managing, and obtaining TCO / FCO.
  • Assist with the communication of the safety standards and protocols to subcontractors.
  • Broad knowledge of administrative practices and skill in negotiations.
  • Knowledge of related construction practices and the economics involved including current knowledge of new methods of design and construction.
  • Knowledge of safety compliance including federal, state, and local safety codes.
  • Familiarity with New York City building codes as well as ADA standards.
  • Determines the priority of assignments based on critical deadlines that must be met.
  • Ability to follow through with tasks until they are completed.
  • Recognizes when problems exist and evaluates the facts in order to resolve issues efficiently.  Seeks assistance from supervisor when necessary.
  • Maintain positive attitude towards field work and demonstrates sound judgment in making field decisions.
  • Highly motivated, self-starter with good interpersonal skills.
  • Develops and trains subordinates.

Knowledge, Skills and Abilities:

  • MS Word, Excel, and Project are required.
  • AutoCAD is recommended.

Education Requirements:

  • Bachelor degree is required.  Degree in engineering, architecture, or construction management is preferred.

What You’ll Do

New York City Metro Area established residential builder/developer has an exciting paid internship opportunity for a Construction Intern.  Candidate will assist in carrying out essential field duties pertaining to the construction or rehab of residential buildings.  The position is located at jobsites in Manhattan, Brooklyn, New Rochelle and Larchmont in New York.

L+M offers a comprehensive intern program.  During the ten-week program, interns will gain exposure to the jobsite, means and methods of construction, tour several jobsites, attend a lunch with company leaders, and make a presentation on lessons learned to senior management. Specific duties will vary depending on the team but include tasks similar to these:

Duties and Responsibilities:

  • Assist project team onsite as directed.
  • Assist with verifying and tracking field work and preparing material take-offs for project purchasing purposes.
  • Assist with logging contract documents (e.g., RFIs, submittals, as-built documents or current drawings, change orders, warrantees, etc.).
  • Assist in preparing bid packages, work scopes and bid lists.
  • Assist with tacking punchlist items and performing closeout activities.
  • Task oriented position, requiring ability to meet deadlines and multi-task while being detail oriented and organized.
  • Willingness to utilize software such as Procore, Bluebeam, and MS Office.

Who We Want

  • Must be 18 years of age or older.
  • Pursuing undergraduate college degree.
  • Engineering, Construction Management or Architecture major required.
  • Excellent communication skills (written & verbal).
  • Proficient in Microsoft Office Suite.
  • Familiarity with construction terminology is useful
  • Ability to read drawing and specifications is helpful.

Areas of Responsibilities & Job Requirements:

  • Broad residential and commercial experience with knowledge of interior renovations, exterior work (e.g. roofing, facades, windows), and upgrades to building systems (e.g. boiler rooms, switch gear, and plumbing).
  • Provide leadership to the project team and ensuring project completion within budget, schedule and conformance with design documents.
  • Develop and execute the bidding strategy with the Senior Project Manager and the Project Executive, including development of the project scope, schedule, and leveling, negotiating, and awarding general contractor and/or trade contractors.
  • Develop a logistics plan so that the contractors complete their work efficiently, in a well-planned and coordinated way.
  • Mange the project team onsite and establish priorities along with partners when applicable.
  • Review and approve contracts, purchase orders, and requisitions for contractors and designers.
  • Establish regularly scheduled meetings with the development, subcontractors, and design team to review shop drawing preparation / approval, equipment / material lead times and required on-site dates, manpower projections and the project schedule, quality / performance issues on and offsite.
  • Monitor contractor/vendor pending costs as reported.
  • Reviews and approves all project forecasts, schedules, cost estimates, financial reports. Ensure that Development is appraised of all deviations from the project deliverables, schedule, and budget, if applicable.
  • Obtain approvals for changes to the project that have been generated by the project team.
  • Manage the DOB TCO / FCO process.  Obtain final acceptance of the work, and signoff for the completed project by governing authorities (DOB, DEP, etc.).
  • Prepare the quarterly budget report, staffing charts, and projections for each project.
  • Meet with the architect and bank / lending institution to review overall project and ensure timely payment of monthly requisition.
  • Ensure timely closeout of contracts.
  • Knowledge of construction, engineering, procurement, industry standards and other project-related activities, their interfaces and interdependencies.
  • Strong oral and written communication skills.
  • Knowledge of local, city, and state building codes in New York State, New York City and New Jersey as well as ADA standards.
  • Responsible for overall safety program and related execution in the field.  Strong knowledge of safety compliance including federal, state, and local safety codes as related to tenant occupied buildings.
