El Rancho Verde (ERV) is a 700-unit affordable housing development in San Jose, California. This is L+M’s second preservation and fourth development project in CA. ERV is located on 37 acres in San Jose, about three miles from downtown San Jose. The property has 63 buildings, 49 of which are residential. The project is 100% affordable to households earning 60% of AMI or below and benefits from a Section 8 contract covering 80% of the units. The project is environmentally friendly and conserves resources by utilizing a solar domestic hot water system and recycling water for irrigation.

The renovation scope includes new kitchens and bathrooms, energy efficient appliances, windows, flooring, paint, and extensive landscaping work. Additionally, 10 percent of units have been reconfigured to make them fully ADA accessible.
