The River Commons project is a new 17‑story mixed‑use development in the South Bronx, being developed as a joint venture by Type A Projects, L+M Development Partners, and BronxWorks. The building will include 328 fully affordable rental units. Of these units, 98 will be designated for formerly homeless individuals referred through NYC Health + Hospitals. These supportive housing units will receive rental and social service subsidies through the NYC 15/15 program. BronxWorks will serve as the Social Services Provider for the supportive housing residents and will occupy dedicated office space on the 15th floor.
The building will also feature over 6,000 square feet of community facility space on the ground floor. African Communities Together and BronxWorks will occupy the two community facility suites, providing services to the broader Bronx community. In addition, NYC Health + Hospitals will operate nearly 43,000 square feet of outpatient medical space on the second and third floors of the building.
The project includes a 7,500‑square‑foot outdoor public plaza, open to the community, as well as a 15,000‑square‑foot below‑grade parking garage dedicated to staff of the new health clinic.
